Summary

The charming «Village between lake and mountain» enchanted already Mark Twain, who was deeply impressed by the unique panoramic views of the glittering Lake Lucerne and the surround­ ing mountains. Thanks to the mild lake climate, orchards, vineyards and flower gardens more com- monly found on the south side of the Alps thrive in Weggis. The long promenade along the lake shore lures with numerous cafés, restaurants and wellness hotels. The region has a wide range of sports, leisure, cultural and recreational activities with hiking and winter sports areas around the «Rigi», several 18­hole Golf courses, tennis courts, beach resorts, various water sports and a cable car to the top of the famous local mountain.

Weggis has good transport connections and is located between Vitznau and Greppen and not far from Küssnacht am Rigi. The «Refugium Zinnenegg» is sited away from the village, on the sunny headland «Hertenstein», which is quiet and peaceful and privileged with a southwesterly orien­ tation. The view of the surrounding mountain scenery is unobstructable and simply grandiose.

Building changes are to be made taking into account the character of the existing building. 

The villa "Zinnenegg"

This charming 18th century villa has three living floors and a cellar as well as a large panoramic terrace with fantastic views of the lake and the mountains. The house has been family-owned since around 1920 and is now used mainly as a summer house. The plot GS 290 comprises 4‘947 sqm, of which about 220 sqm are forest and about 4‘100 sqm are garden area with old trees, a covered garden pavilion, the socalled washhouse and a boathouse. The property is located in the country house zone but is released from the federal law concerning agricultural land (BGBB).

The villa «Zinnenegg» is classified as worthy of preservation in the building inventory of the Canton of Lucerne. Building alterations in the form of a fundamental renovation or a replacement of the building are permitted, but must be carried out with regard for the character and the overall dimensions of the existing building. Under certain conditions, an extension can be realised by a maximum of 30%, but not more than 100 sqm gross floor area. Further details on request.

The "boat house"

On an area of approx. 28 sqm the boat house features a hoist for a smaller boat. Directly in front of it, a few steps lead into the turquoise water. From here you can glide easily into the refreshing waters of Lake Lucerne.

The "pavilion & wash house"

The wooden pavilion now serves as a romantic, roofed garden seat with views of the lake. The small house at the end of the park was formerly used as a washhouse and now serves as storage for wood. A studio, for example, could be set up here.

The "fisherman's house"

This property was built in 1926, has two floors and a cellar as well as a panoramic balcony. The tenants also take care of the plot nr. 291 (total 732 sqm) including the main house, the «net hut», the lovingly landscaped garden and the large boathouse with extensive storage space in the attic. The entire property is in the agricultural zone and has been released from the BGBB.

The "net hut"

This is a covered building which is open on all sides with a floor area of approx. 72 sqm, which was formerly used to lay out fishing nets. Today it is used as a warehouse or as a dance floor.

The "parklike garden"

The gate to the «Zinnenegg» leads over a gravelled path to a roundabout, which is centered on a pretty fountain. The adjoining park, which is completely fenced, is bordered by large, old cedars, and various deciduous trees as well as different shrubs and flowers. In front of the main house on the lake, there is a hidden, very private garden with a sunbathing area, a romantic bench and access to the boathouse and the bathing area. Next to the house some shaded spots under the trees invite you to relax.
